Project management is all about project delivery. Pure project management places the project manager at the centre of all things and is a key role to ensure that the design team has been selected well, appointments are in place, the design reflects the brief, the works are procured in the most appropriate manner, risks are mitigated wherever possible and the project runs to time, with the right quality and budget being adhered to.
Projects can be complex works requiring a number of specialist designers and a full team of professionals to help deliver the scheme. In contrast, some projects can be quite simple in nature requiring only one or two designers.
Why it’s important to use a building surveyor
Projects rarely run smoothly, which is why comprehensive appointment documents, robust contracts and (if necessary) warranties are always important.
Inexperience and / or laziness can often result in poorly drafted specifications, unworkable designs or vague schedules which can sometimes result in costly variations in a construction project. We have all seen the episodes of Grand Designs where the home owner manages the project themselves with zero experience, only to find that they end up with masses of variations and the cost budget goes out of the window. Commercial construction project management is no different. Experienced surveyors do not have crystal balls, but they do have a few projects behind them to help manage projects smoothly and professionally.
Compiling comprehensive project paperwork such as appointment documents, design warranties, construction contacts, collateral warranties and maintenance manuals all sounds like a very dry, dull job, but these very often get forgotten about, especially when there are trusted relationships between the parties. This is all very well, but sometimes relationships break and problems arise. These documents are vital to ensure some mechanism is in place to deal with problems. In addition, if the property is sold, the lack of these documents can prove to be stumbling blocks which can delay a sale or provide reasons for a purchaser to reduce the purchase price.
