Whether it be a freehold purchase or a leasehold acquisition, any investment into a property needs to have the correct level of due diligence carried out. A building survey (sometimes referred to as an acquisition survey) will ensure you are aware of any risks, defects (hidden or otherwise), costs of remedial works, any service charge implications, a review of the lease from a building surveyor’s perspective; and of course any positive re-assuring notes.
Even where there are defects or risks, these can potentially be managed out or mitigated, and often the solution is quite simple. The purpose of a due diligence report is not to be the grim reaper, but to advise on risks, and of course solutions to assist in the decision making process.

Whilst it can be exciting to take on a new lease or purchase a new property, the cost of a pair of experienced eyes on the property and the associated paperwork is a drop in the ocean when compared to the potential savings against risk.

I can also undertake vendor’s survey packs, if a quick sale is desired or if there is a reason to limit the amount of purchaser’s surveyors inspecting sensitive sites. A vendor’s pack will also highlight any issues which could slow down a deal, and have these put right before the property is brought to market.
