Below are a few examples of projects, I’ve delivered to completion demonstrating a range of experience and expertise.
1 City Walk

1 City Walk is a large multi-occupancy office building in Leeds city centre. Instructions carried out on behalf of the landlord include several dilapidations instructions; refurbishment of the reception, toilets and common areas; refurbishment of office suites; the production of a planned maintenance programme, agreement of licences for alterations, replacement of the BMS system, refurbishment of the fan coils and a vendor’s sale pack to achieve an effective disposal of the property.
This is a typical ‘cradle to grave’ service where I have advised on the lease provisions, produced and negotiated dilapidations at lease expiries, agreed tenants’ licences for alterations for new occupiers, undertaken project work in the refurbishment and maintenance of most areas of the property, produced a dynamic maintenance plan to create a flat line cost expenditure, and co-ordinated the replacement of key services installations. The instructions culminated in the provision of a vendor’s sale pack which included the building survey report, as well as cost advice and the provision of contractual paperwork and warranties for the various projects undertaken.
All of the above work is to maximise the value of the asset by strategic planning, careful cost expenditure and professional procurement.
Calls Landing

Calls Landing is an iconic riverside property in Leeds. The property was originally an industrial property, but was substantially redeveloped in the early 1990’s to provide office accommodation. The building was purchased by my client and was dated and under-occupied. Instructions carried out included the phased refurbishment of each office suite and common areas, and the refurbishment of the external elevations of the property. The property is now fully let and looks fantastic.
This is a typical example of how older, dated properties can be brought back to life and rejuvenated to start a new chapter, providing interesting and quirky office space, to suit specific occupier demographics.
Victoria Road

The former Pentair Valves factory was an unusual site in that it was an industrial property located in the city centre. The site had been a valves factory since it was constructed decades ago. My client acquired the site toward the end of the lease. Instructions carried out included the production of a schedule of dilapidations, negotiation of a settlement, demolition of an asbestos ridden concrete framed office building and the refurbishment of 65,000sqft of industrial office space to create a new home for Asda’s Merchandising Centre of Excellence.
This instruction illustrates how the services I provide can deal with the obligations of a tenant at lease end, and how the monies received can be invested back into the property to bring a property back to life and ready for the next tenant. It also shows how a very difficult demolition project can be tackled safely and quickly. This was a concrete framed property full of asbestos, and was located directly adjacent to one of the main arterial routes into the city centre.
Aireside House

Aireside House is a historic property close to the train station. Instructions carried out on behalf of the landlord included the phased refurbishment of the office suites, the reception, toilets and common parts. The brief was to provide quirky office space which would be well suited to tech companies looking for small office suites in the city centre.
The building was tired internally with a very dated office specification. New showers were installed, toilets refurbished and a stunning reception area created, as well as quirky office spaces featuring exposed brick and exposed building features.
The refurbishment was successful in increasing the occupancy of the building and was subsequently sold, with the provision of a vendor’s survey pack which I produced. The vendor’s survey pack included the building survey report as well as the contract documentation and warranties packages.
Lighthouse Group

The Lighthouse Group is a charitable organisation who needed a new headquarters building in Bradford. I provided project management services to design and construct a 60,000 sqft property over two phases. The building is a combination of office, education and sports facilities; and was constructed on a former landfill site, which was originally a coal mine and also has a network rail tunnel running below. Very complicated ground conditions to say the least.
This was pure project management and involved the co-ordination of several design consultants, a quantity surveyor, acoustic consultants, sustainability consultants; and culminated in the delivery of a project on time, within budget and met the design brief. The building was part funded by a European grant and the sports facility was constructed to SportEngland requirements.
This was a very challenging project but was completed to a high standard to which everyone involved can be proud.
Canal Place

This was originally a billiard table factory before being redeveloped in the late 80’s / early 90’s as an office. It was occupied most recently under a 25 year FRI lease, and my instructions included the production of a schedule of dilapidations, and the refurbishment of the property internally and externally to provide a new lease of life. Walls and timbers were sand blasted to provide interest, toilets and showers and common areas were substantially refurbished and new air conditioning was installed. The dilapidations were settled retrospectively and we were able to recover 97% of the claim.
The building is now a multi-occupancy property, and has been modernised to improve light levels internally and has a new chapter to look forward to.
